Your Loan Estimate

How to read your Loan Estimate

  • Rate

What you pay in interest each year. It sets your monthly payment. Page 1, “Loan Terms”.

  • Points

Upfront fees to buy a lower rate. 1 point = 1% of the loan. Page 2, section A. A lender credit is the opposite: a higher rate, and the lender pays some of your costs (section J).

  • APR

The rate plus fees and mortgage insurance, spread over the loan. It's always higher than the rate. Use it to compare offers with different fees.

  • Compare like for like

A rate only means something next to its points. 6.25% with 2 points and 6.5% with none are different deals. Compare at the same points.

FAQ

Questions people ask

How do I know if my mortgage rate is good?

Compare it to today's rate for your credit score and loan type, at the same points. Within 1/8 of a percentage point is good. More than 3/8 above, you're likely overpaying. Our free rate check does the math in about 10 seconds.

What are discount points?

Upfront fees you pay to get a lower rate. One point costs 1% of the loan: $3,500 on a $350,000 loan. You'll find them on page 2 of your Loan Estimate, section A.

Why is my APR higher than my rate?

APR adds your points, lender fees and mortgage insurance to the interest rate and spreads them over the loan. So it's always higher than the rate. FHA APRs run higher still because of FHA mortgage insurance.

Should I pay points?

Only if you'll keep the loan long enough to earn them back. Divide the cost by the monthly saving: $3,500 to save $25 a month takes almost 12 years. If you might move or refinance in 5 to 7 years, fewer points usually wins.

Can I negotiate my mortgage rate?

With many lenders, yes, and their first quote often isn't their best. At Mable there's nothing to negotiate. Every customer gets our best rate right up front. Check yours against it above.

* Comparison uses rates published on each lender’s website, for each lender’s own sample loan: Zillow Home Loans, $275,000 loan, 20% down, 740+ credit score, primary residence, as of October 16, 2026 at 2:00 PM ET; Rocket Mortgage, $350,000 loan, 20% down, 740 credit score, single-family primary residence, as of October 6, 2026 at 2:00 PM ET. Mable’s rate is the lowest rate from our pricing of those same sample loans (same loan amount, down payment and credit score, at no more discount points than the lender it was priced against). Savings over 10 years are the difference in monthly principal and interest on each lender’s sample loan amount, times 120 months. Published rates change often and may include assumptions we can’t verify. Your rate depends on your credit, property, loan amount and other factors. This is not a loan offer or a commitment to lend.
